Belgrade Park Village

Independence

The Village offers the over 55’s the opportunity to live an independent lifestyle in a friendly, secure village setting. There are 192 spacious one and two bedroom units featuring kitchens, bathroom-laundries, living areas and outdoor patios (148 two bedroom units, 39 one bedroom units and 5 bedsitters). Some residents have chosen to enclose all or part of their patio to create a sunlounge.

Landscaped Gardens

The units are set in a lush landscaped professionally maintained garden environment with easy access pathways including handrails in many places.

Activities

Residents enjoy companionship and the opportunity to take part in activities including out door and indoor bowls, tai chi, church services, fashion parades, concerts, luncheons, theatre shows and more. Regular trips – including group holidays to wonderful destinations – keep life interesting and fun.

The central hub of Belgrade Park Village is the community hall, fully equipped with dance floor, sound system, pool table and piano. There is also a well-stocked library, beautifully maintained bowling green and creative craft centre. Recently the Hall has been extended and now includes a beautifully furnished lounge area for residents comfort & enjoyment.

Secure Environment

For independent living in a secure environment there can be nothing better than Belgrade Park Village.

Trust

The Trust is a not-for profit charitable organisation set up to promote the welfare of Aged Persons in the greater Wanneroo region. Each resident automatically becomes a voting member of the Trust upon purchasing a lease in the Village.

Eligibility

Any person over the age of 55 years is eligible to reside in the Village. The spouse of a person over the age of 55 is still eligible even though they may not have yet reached the age of 55 years.

Management

The Trust’s Management Committee which meets monthly and consists of Councillors, local community members and residents. Residents participate in management decisions through the Resident’s Committee (which has Delegates from each of the eight villages of 24 units in the complex) and the quarterly and Annual General Meetings of the Trust.

Financial

The Trust is in a financially sound position with good reserves. The Trust’s Auditors are appointed annually after the Annual General Meeting of the trust.

Residents In-going Bond – “Residency Bonds payable on the Resident’s unit are set from time to time by the Trust. Bonds payable on available units appear in the attached list”. All reasonable offers will be presented to the outgoing Resident.

The Bond payable in respect of a unit is all inclusive. The only additional charges on entry are the ongoing Service Fee. A premium or deferred management fee, as set out in Schedule “A” of the Residency Agreement is payable on departure from the unit.

NB. ANY OFFER TO ENTER INTO A RESIDENCY AGREEMENT IS SUBJECT TO A SEVEN (7) DAY COOLING OFF PERIOD, AFTER RECEIVING A BROCHURE OR SEVENTEEN (17) WORKING DAYS IF SECTION 13(2) OF THE RETIREMENT VILLAGES ACT 1992 IS NOT COMPLIED WITH.

Tenure

Tenure of the unit is by a Residency for Life Agreement. The units are NOT Strata Titled.

The Residency Agreement can only be terminated in the following circumstances:

TERMINATION BY THE RESIDENT

By the Resident giving thirty (30) day notice;

Death of Resident.

TERMINATION BY THE TRUST

That the Resident’s physical or mental health is such as to make continued self care living not in the best interest of the Resident.

That the Resident has breached the Residency Agreement or the Village Rules and has failed to rectify the breach as otherwise provided for in the Retirement Villages Act 1992.

In accordance with the Retirement Villages Act the termination of a Residency Agreement by the Trust cannot take effect unless approved by the Referee or Tribunal. Fur further details of conditions of termination please see question 43 of Section one: 1.3 of the pre-contractual disclosure and Clause 3 of the residency agreement.

Service Fees

A weekly service fee is payable to cover all Village costs.

Currently the Service Fee is $79.10 for 2 bedroom unit & $72.10 for a 1 bedroom unit per week payable quarterly in advance. Fees are adjusted between ingoing and outgoing residents at time of settlement. Fees are reviewed annually in June and discussed at the Quarterly Meeting, prior to the budget being adopted in June of each year and increases normally take effect from 1 July each year.

Facilities

Community Hall:
A large well appointed Community Hall forms part of the Village complex. Activities in the hall have included – Bingo, Indoor Bowls, Cards, Ladies Craft Group, Tai chi, Fashion Parades, Concert Parties, Day Care Group, Religious Services, Art Shows, Mini Fetes, Village Parties and Tai Chi. There is a three quarters size billiard table and two dart boards, also a very good quality piano.
 

Library:
The Village has its own well stocked free library, including many large print books and DVD’s. The City of Wanneroo provides a ‘Books on Wheels’ service for the house bound.

Studio:
There is an Art and Craft Studio with excellent natural lighting.

Bowling Green:
The Village has a high quality bi-directional six rink artificial Bowling Green that is available 7 days a week to Residents at no charge. Regular competitions are staged with minimal green fees. Annual Fours, Pairs and Singles Championships are staged.

Emergency Call Service:
All units are fitted with pendant call buttons and service is manned 24 hours a day, 7 days per week.

Car Parking:
Except for Village 2, 3 and 4, extensive visitor and resident car parking is available. Brick and tile carports are available for rent but are subject to availability.

Air Conditioning/Solar Panels/Solar Hot Water system:
Some units are fitted with these items. All air conditioning units installed in the Village, must be a split system (two piece) conditioners so that noise problems to adjoining residents are kept to the absolute minimum. Costs associated with installation, running & repairs of these items are the residents responsibility.

Social Activities and Outings:
The resident’s Social Committee organises group outings, such as Theatres, Plays, Harness Racing, Horse Racing, Tourist Attractions, Casino and other places of interest. Group holidays are organised at concession rates. Residents are picked up from the Village, taken to the function by bus and returned to the Village.

Shopping:
The Wanneroo Shopping Centre is within one kilometre of the Village, and residents regularly make the pleasant safe walk to do their shopping.There is also a corner shop situated opposite the village where basics can be purchased.

Transport:
Transperth Bus terminus is right outside the Village and provides a regular service to the Shopping Centre, Perth City and Joondalup City.

Postal Service:
Mail is delivered individually to mail boxes located centrally in each of the eight villages and mail box is located outside the Village for easy posting, or letters may be left at the Administration Office for posting.
